I had the pleasure of meeting, and working with Kenny Williams. I must say he's a smooth operator because it took him less than a month to find me a home. I had been working with another gentleman which after 9 months still hadn't found me what i was looking for.
My grandson's Basketball Coach introduced us to Kenny and I must say he is top notch in my books. He found me and my grandson THE PERFECT HOME!!!!

This post is long overdue!
This post is long overdue. My wife
and I don't normally post about this kind of stuff but the folks who helped us deserve some shine. Back at the beginning of June we purchased a new home for our growing family. Searching for a home in April and May during the beginning of COVID was not an easy task but Kenny Williams
made it feel easy.
Our previous realtor was unable to assist us this time around and we were feeling some anxiety about working with a new realtor. But I've known Kenny for some years and have watched and cheered on his business and growing company. We couldn't be happier with this experience. Kenny and his team provided top of the line service from beginning to end.
We are so blessed to have found this jewel for our family to grow in and make home. It only took us 2 months and a new baby to finally take this picture.

In this crazy market we are dealing with, it was great to have Josh by my side. He helped me navigate a very tricky market! I felt the whole company had my back and they pulled their resources together to make sure the deal got done! I highly recommend!

The Real Reason Some People Are Still Moving Right NowYou may be telling yourself you’re going to wait to move – maybe you’re hoping mortgage rates will come down, prices will fall, or the market will feel a little easier. And honestly? A lot of people feel that way right now. But here’s what some are starting to realize. Waiting doesn’t usually fix th

The good – and the bad. So, you know what it truly
What Most Veterans Don't Know About Their VA Home Loan BenefitNearly half of Veterans (49%) feel homeownership is currently out of reach, according to a recent survey from NewDay USA. But many are closer than they think. And you might be, too. If you’re a Veteran, you probably know the Veterans Affairs (VA) home loan benefit exists – it's been around for over
Newly Built Home Prices Hit a 5-Year LowIf you’ve always assumed a newly built home is just not in your budget, you should know the math just got a little friendlier. The median sale price of a newly built home is now at its lowest level since 2021, according to the latest data from the Census. And on top of that, builders are still rolli
Record High Mortgage Debt Sounds Scary. Here’s What the Headlines Leave Out.You may have seen the headlines lately about mortgage debt in America hitting a record high. And maybe your brother-in-law brought it up at the dinner table like he’s been waiting all week to spark a debate. Here's the thing. He's not wrong. But he only has half the story. And the half he's missing?
Are Home Prices Going To Fall? It’s one of the biggest hold ups some buyers have right now: “What if I buy, and home prices go down?” With everything in the news, that concern makes some sense. No one wants to make a big financial decision at the wrong time. But here’s what’s important to know. You don’t want to get hung up on th

Before you find the house you absolutely want, prepare your offer strategy.
Get fully prepared with your lender
Know your:
Maximum comfortable payment
Approved loan amount
Down payment
Estimated closing costs
Cash available
Loan limitations
Understand your buyer brokerage agreement
Know how representation and compensation work before an offer is on the table.
Decide your risk boundaries
Determine in advance how you feel about inspections, appraisal issues, earnest money, and other negotiations.
Know your maximum for the house
If competition develops, decide based on your finances and the property's value to you—not simply the fear of losing.
Have your agent explain the agreement before there is pressure
The worst time to learn a purchase agreement is when another buyer's offer is due in 30 minutes.
Review the process beforehand so that when the right Tacoma home appears, you can make decisions confidently and efficiently.

When financing is involved, the lender may require an appraisal.
A lower-than-expected appraisal can affect the amount the lender is willing to finance.
What happens next depends on your financing, contract terms, available cash, and negotiations with the seller.
Potential outcomes can include:
Moving forward as agreed
Buyer contributing additional cash
Seller adjusting the price
Parties negotiating a different solution
Exercising an applicable contractual right if one exists
Do not assume you can simply cancel because an appraisal comes in low.
Ask your agent and lender to explain before you make the offer what your contract and loan structure would mean in that situation.

If you are obtaining a mortgage, financing is another critical part of your offer.
We highly recommend considering a financing contingency so buyers understand what happens if they cannot obtain the necessary financing.
Before writing an offer, coordinate with your lender.
Ask:
Is my pre-approval current?
Has the lender reviewed my income and assets?
What loan program are we using?
What down payment are we showing?
Can the lender meet the proposed closing timeline?
Are there property characteristics that could create financing problems?
How could a low appraisal affect the loan?
What happens if interest rates or my financial circumstances change?
Your agent handles the real estate contract strategy.
Your lender handles the financing.
Those two sides should be coordinated before the offer is submitted, not after you have already agreed to deadlines.

A buyer may structure an offer that asks the seller to contribute toward allowable buyer closing expenses.
This can be valuable when preserving cash is more important to you than achieving the lowest possible purchase price.
For example, compare:
Option A
Lower purchase price with no seller credit.
Option B
Higher purchase price with a seller contribution toward allowable closing costs.
Option B could potentially reduce the amount of cash you need at closing, subject to your lender's rules and the seller's willingness to agree.
But seller credits are part of the negotiation.
A seller evaluating two offers will look at the financial result and overall terms, not simply the number written as the purchase price.
Before requesting a credit, ask your lender exactly how much you can use and what expenses it can cover.

The fastest way to estimate it is to gather five numbers:
Realistic current market value
Current mortgage and other loan balances
Estimated REET
Your negotiated selling expenses
Any likely credits, repairs, or other deductions
This can be especially useful if your decision to sell depends on having enough proceeds for:
Your next down payment
Paying off other debt
Relocation expenses
Retirement
Purchasing without a large mortgage
Moving before selling
Buying and selling simultaneously

Look at relevant recent sales, active competition, pending listings where information is available, condition, updates, lot characteristics, location, and features buyers are currently paying for.

For most buyers, the inspection decision deserves significant attention.
We highly recommend considering a satisfactory inspection contingency because an inspection may uncover serious defects and the contract terms can affect your ability to proceed, renegotiate, or terminate.
Depending on the property and your agreement, inspection-related due diligence might involve the home's:
Roof
Foundation
Electrical system
Plumbing
Heating and cooling systems
Attic and crawlspace
Moisture conditions
Exterior
Appliances
Drainage
Other systems or conditions
Additional specialized evaluations may make sense depending on the home.
